Roof Leaks

We repair all types of roof leaks on all kinds of roofs. Some roof leaks can be easy to locate while others can be more difficult to find. We’re able to determine the cause, source, and where the leak originated and repair it properly.
Leaks are a good source for mold growth and need to be quickly repaired to reduce the chances of the ceiling being severely damaged and possibly collapsing.
Some leaks are easy to discover while others may take a while for to realize. This is because some leaks are located at the edge of the roof where it hangs over several feet from the house causing the water to leak on the outside of the wall and not inside of the house and therefore causing it not to be noticed. Another reason is because the attic is full of insulation that acts as a sponge and absorb the water to a certain point and only when it is saturated enough does it leaks to the ceiling.

Types of roof leaks:

Broken Roof Tiles

Broken, missing, or loose tiles We can repair all broken tiles and replace any if necessary. We use a special tile adhesive bonding agent) to secure any loose pieces that may have come loose and slid out of its
position.
If you have any missing mortar (cement) along the ridge cap tiles or the walls, we will use color-matching mortar to fill in all the areas to ensure a complete seal and bond. Loose or missing mortar along the ridge cap tiles can cause the tiles to become loose and shift out of its position, like wise missing mortar along flashings and walls may cause leaks at some point in time.

Fascia Boards

We replace all types of fascia boards. 1” X 8” and 2” X 8” boards are what is most commonly used on homes in these areas.
By doing a full walk around your home we’ll be able to spot all areas of concern and bring it to your attention. Most fascia board rot can be an indication of a more serious problem like a roof leak or other problems. We will determine the real issue and repair accordingly so it does not keep reoccurring. A lot of homeowners only replace the damaged boards but do not address the underlining issue which sometimes are roof leaks.
We can match all types of boards, cedar, pressure treated, or pine.
All areas after being repaired will be painted to match.

What causes roof leaks?

Roof leaks can happen because of many different reasons. The most common reason we see are when dirt and debris settle at the bottom of the roof which sits there and cause the felt paper to deteriorate over time causing a leak.
Leaks also occur because we have different seasons which during these times expansion and contraction takes place causing the felt paper to crack when its brittle.
Nails can also lift and puncture the paper causing a leak.
Is a gutter issue causing my leak?
No, its not because of your gutters. A huge misconception homeowners have is that their gutters are the reason , but in fact that’s usually not the case. The gutters sits below the roof line, just below the drip-edge metal and if water were to build up it will flow over and away from the roof, not towards.
When should I get my roof cleaned?
If there’s a roof leak then you should wait until after you have your leak repaired, but if it’s broken tiles then then you should have it repaired after the roof gets pressure cleaned, just incase a couple more are broken in the process of having it cleaned.
What is the process for repairing a leak?
If there’s no rotted or damaged plywood, then we’ll just use 90 pound felt paper and tar to properly seal the area. If there is rotted or damaged plywood, we’ll have to remove the plywood down to the trusts and install a new section of plywood, 2nd install the first layer of felt paper (30 lb.) 3rd we will install the second and top layer of felt paper (90 lb.) 4 th and final finish it with membrane and tar around the perimeter.
Will my insurance pay for the repairs?
From what we see is insurance almost never covers the cost of repairs, and the deductible usually cost more than the repairs so it’s not worth getting your insurance company involved which also will raise your premiums.
